Build an Off-Plan CRM around projects, units and buyer fit

Off-Plan is not a larger version of a simple property list. A project contains units, commercial material, status changes, availability checks and terms that may vary. The CRM has to preserve those layers before it can help an agent recommend confidently.

01 · STRUCTURE

Separate the project from the unit.

Developer, location, amenities and a project-level starting price belong to the project. Unit type, size, view, price and availability belong to the unit. Combining them creates ambiguity at the exact moment the buyer expects precision.

02 · CONFIRM

Treat availability and commercial terms as time-sensitive.

A unit can change status quickly. A payment plan received in marketing material may not apply to every unit. Keep the source and last confirmation close to the information and reconfirm critical points before presenting them as current.

03 · MATCH

Compare the buyer with reasons, not an opaque score.

Use explicit requirements: budget, intended use, preferred areas, timing, payment constraints and handover horizon. Show where the project or unit fits, where it does not and what still needs clarification.

04 · FOLLOW THROUGH

Connect recommendation, reservation steps and follow-up.

The buyer journey continues after a shortlist. Keep presentations, objections, requested documents, reservation steps and next actions inside the same context, while leaving the final professional and contractual decisions to the responsible parties.
