A useful buyer profile is built from facts: stated budget, professional context, intended use, family or lifestyle needs that were explicitly shared, preferred locations, payment constraints, timing, objections and the projects or units already discussed. When one of these changes, the CRM should preserve the change rather than silently overwrite the previous context.
It should not infer personality, nationality-based preferences, psychological intent or purchasing power from weak signals. Those shortcuts are not buyer intelligence; they are ungoverned assumptions.
02 · OFF-PLAN TRUTH
A unit shown once is not silently treated as available now.
Project status and unit status remain separate.
A project’s “from” price is never presented as a confirmed unit price.
Marketing terms stay distinct from terms confirmed for a specific unit.
A booking request is not a confirmed booking until the responsible party confirms it.
03 · CRM SELECTION
Ask the vendor to demonstrate one complete Secondary and one complete Off-Plan scenario. For every portal, WhatsApp, project-data or signature promise, ask whether it is live, optional, planned or blocked by provider approval — and who contracts and pays for it. Then test mobile use, access boundaries, data export, source visibility and what happens when information is unknown.
